COORDINATE THE CONSULTING TEAM -- ARCHITECTURAL, STRUCTURAL,
MECHANICAL, ELECTRICAL, SOILS, ENVIRONMENTAL, LANDSCAPING,
INTERIOR DESIGN, ETC. |

PROVIDE CONSTRUCTION BUDGETS (INCLUDING VALUED ENGINEERING
COST SAVINGS AND ALTERNATIVES). |
 |
REVIEW ALL CONSTRUCTION DOCUMENTS, PLANS, AND SPECIFICATIONS
TO ASSIST IN PROVIDING THE MOST ECONOMICAL AND
COMPLETE CONCEPT. |
 |
ASSIST IN OBTAINING ALL PERMITS AND LICENSES AS REQUIRED AND
MAINTAIN A CONTINUING LIAISON WITH ALL REGULATORY
AGENCIES THROUGHOUT THE LIFE OF THE PROJECT. |

PROVIDE INITIAL PROJECT SCHEDULING AND REVIEW / MONITOR THE
CONTRACTOR’S SCHEDULING AND PROGRESS REPORTS. |

PROCESS INVOICES FOR ALL CONSULTANTS, CONTRACTORS, SUPPLIERS
AND REGULATORY AGENCIES, AND REVIEW MONTHLY
PROJECT COSTS. |

PROJECT COORDINATION AND ON-SITE INSPECTIONS WITH ALL
PARTICIPANTS. |

COORDINATION OF MEETINGS WITH CONSULTANTS, CONTRACTORS,
OWNER, TENANTS AND REGULATORY AGENCIES ON AN
“AS REQUIRED” BASIS. |
 |
REVIEW CONTRACTORS AND TRADES COMPLIANCE WITH ALL THE
REGULATORY AGENCIES’ REQUIREMENTS, INCLUDING PROOF OF
INSURANCE AND WORKERS COMPENSATION. |

OBTAIN STATUTORY DECLARATIONS FROM ALL PROJECT PARTICIPANTS,
OPERATIONS MANUALS, WARRANTIES, AS BUILT DRAWINGS, ETC. |
 |
COORDINATE A WARRANTY PROGRAM WITH ALL PARTICIPANTS AND
REVIEW SAME WITH THE OWNER’S OPERATION STAFF. |
 |
PROVIDE CONSTRUCTION MANAGEMENT SERVICES FOR THE DURATION OF
THE GENERAL CONTRACTOR’S 12 MONTH WARRANTY. |
